Information For Prospective Housing Choice Voucher Landlords

The Peoria Housing Authority will determine your eligibility. The screening of prospective tenants is the Landlord’s responsibility.

List your property with the Housing Choice Voucher Secretary, providing the following information: Address of property, name and phone number of contact person, unit size (number of bedrooms), availability and list of amenities.

Housing Choice Voucher clients will then contact you for an appointment to see the unit.

After screening your prospective unit, they will have a Housing Choice Voucher Request for Lease Approval form and a Landlord’s HCV Disclosure and Certification form.

The Housing Choice Voucher client or landlord must return the forms to the PHA after they have been completed properly.

The information will be faxed to the City of Peoria to verify:

  1. The unit is registered with the City’s Rental Registration Program.
  2. The unit is free of city code violations and has had no violations within the last 12 months.
  3. To see if the landlord is on the City of Peoria’s Denial List (when the landlord has denied the City of Peoria to inspect the property without an Administrative Search Warrant).

Once the verification is returned from the City of Peoria (usually 2-3 business days) and no violations are found, the property is registered and the landlord is in good standing, the Request for Lease Approval will be forwarded to the Inspections Department. An inspector will generally contact you within 24 to 48 hours after they have received the Request for Lease Approval to set up an appointment for an inspection.

If the property passes inspection, a Quality Control Specialist will negotiate the rent with the landlord.

If the property does not pass the Housing Quality Standards inspection, the inspector will provide a written list of repairs to the landlord. The landlord must contact the inspector to schedule a follow-up appointment to insure the unit meets HQS requirements.

After the rent has been determined, a Section 8 Leasing Specialist will contact the prospective tenant and landlord within 24 to 48 hours to setup a lease signing appointment.
